What Types of Tree Survey Are Available in Bethesda?
Three survey types serve different needs in Bethesda: Tree Condition Reports for general health assessment, Mortgage Tree Reports for lender requirements, and BS5837 surveys for planning applications.
Tree Condition Reports (TCR)
A Tree Condition Report assesses the health, structure and stability of individual trees, identifying any hazards or defects. Insurers, property managers and homeowners request this report to establish risk without a planning or mortgage context.
Mortgage Tree Reports (MTR)
A Mortgage Tree Report is required when a lender's valuation flags trees near the property during a purchase or remortgage. It satisfies the requirements of major UK mortgage lenders before completion.
BS5837 Tree Surveys
A BS5837 survey categorises every tree on site into grades A, B, C or U, based on quality and life expectancy. It sets root protection areas and produces a tree constraints plan. Gwynedd Council requires this survey for planning applications.
