What Types of Tree Survey Are Available in Tremadog?
Tremadog properties use three survey types: Tree Condition Reports for private tree management, Mortgage Tree Reports for lender requirements, and BS5837 surveys for planning applications.
Tree Condition Reports (TCR)
A Tree Condition Report assesses the health, structure and safety of individual trees on a property. Homeowners, landlords and insurers request this report to identify decay, disease or storm damage risk before deciding on treatment or removal.
Mortgage Tree Reports (MTR)
A Mortgage Tree Report is required when a lender's valuation surveyor flags trees near the property during a house purchase or remortgage. The report satisfies the requirements of major UK mortgage lenders before funds are released.
BS5837 Tree Surveys
A BS5837 survey categorises every tree on site into four grades, sets root protection areas and produces a tree constraints plan. Gwynedd Council requires this survey for planning applications affecting trees on or near the site.
